Taking care of the people who take care of everyone else is the favorite part of my job. Ask me about it.

Why this matters to me

Service members, veterans, police, fire, and EMS carry a load most people never see. When they buy or sell a home, they deserve someone who handles the details so they do not have to add one more thing to the pile. That is the entire idea.

Buying with a VA loan

The VA loan is one of the strongest benefits available to a buyer, and it is regularly misunderstood by people on the other side of the table. What matters in practice:

  • No down payment is required on most VA purchases, and there is no monthly mortgage insurance
  • The VA appraisal includes minimum property requirements, and knowing them in advance keeps a deal from dying late
  • Sellers sometimes worry about VA offers for reasons that are simply out of date. Presenting the offer properly matters, and that is my job
  • The benefit can often be reused, and in some cases restored, which surprises people who think they used it up years ago

Selling when you get orders

Military timelines do not wait for a convenient market. If you are facing a PCS or a career move, the plan changes: pricing has to be realistic from day one, showings have to work around your schedule, and the closing has to line up with your report date. I have done this often enough to know where it usually goes wrong.
