Relocating to Las Cruces
I moved here from Ipswich, England. I know exactly what it feels like to choose a place you have never lived and hope you have chosen well.
What people get wrong about Las Cruces from a distance
From the outside it looks like desert. From the inside it is a river valley with pecan groves, a university town with a symphony and a farmers market, three hundred and fifty days of sun a year, and mountains that turn pink at sunset. Housing costs a fraction of what it does in California, Colorado, or Texas metro areas, and El Paso International Airport is under an hour away.
Choosing where to land
- East side, 88011 and 88012: newer construction, Sonoma Ranch, Metro Verde, good for families and anyone wanting a newer home with modern layout
- West side and Picacho Hills: views over the valley, larger lots, established custom homes
- Near NMSU, 88001 and 88005: older character homes, walkability, university proximity
- Mesilla: historic adobe, plaza life, genuine New Mexico character
- Talavera and the east mesa: acreage against the Organ Mountains, privacy, room to breathe
Buying from another state or another country? I do live video walkthroughs, preview homes in person on your behalf, and coordinate remote closings. What does a home actually cost here?
The Las Cruces median sale price has recently run around $312,000. Newer construction runs higher, and the same money that buys a starter condo in a coastal metro buys a substantial home here.
How is the water situation?
It is a legitimate question in the southwest and it deserves a real answer rather than a sales pitch. I will tell you what I know about the specific property and where to verify it.
