Selling a home

How much does it cost to sell a home in New Mexico?

Sellers typically pay brokerage compensation plus closing costs, and both come out of your proceeds at closing rather than out of pocket. Repairs are separate and usually negotiable. Run your own numbers on the net sheet, then I prepare a formal one with exact figures for your property.

How long does it take to sell a home in Las Cruces?

Recent market data has Las Cruces homes averaging around 47 days on market. Correctly priced homes in the most active price ranges move considerably faster. Pricing controls this more than anything else.

Should I make repairs before I list?

Some repairs return more than they cost and some return nothing at all. I walk your home before you spend a dollar and tell you honestly which is which.

When is the best time to list in Las Cruces?

Your situation matters more than the calendar, but timing does count. Buyer activity thins out from late November through the holidays, so a home listed in early fall generally sees more traffic than one that waits until December.

Do I have to accept the first offer?

No, and you should not feel rushed. What matters is the whole offer: financing type, contingencies, closing timeline, and who pays what. I walk you through every term before you decide anything.

What is the median home price in Las Cruces?

Recent data puts the Las Cruces median sale price near $312,000. New construction runs higher, and luxury and custom homes considerably higher.

How much do I need for a down payment?

It depends on your loan. VA loans generally require nothing down, FHA is commonly around 3.5 percent, and conventional loans start lower than most people expect. New Mexico also has down payment assistance programs worth asking about.

Can I buy from out of state without visiting first?

Yes, and several of my clients have. I do live video walkthroughs, preview homes in person on your behalf, and coordinate remote closings. What matters is having someone here who tells you the truth about what they are seeing.

Does it cost me anything to have you represent me as a buyer?

Buyer representation compensation is negotiable and is addressed in writing before we start looking, which New Mexico now requires. In most transactions it has been paid by the seller or listing brokerage. I explain exactly how it works on your specific purchase before you sign anything.

Do you work with VA loans?

Can I use my VA benefit more than once?

Often yes, and entitlement can sometimes be restored. A VA experienced lender can confirm your specific situation, and I can introduce you to one.
